How to create a pressure washing invoice

A good pressure washing invoice shows the customer exactly which surfaces you cleaned and how you priced each one. Use the live form at the top of this page and work through these steps.

  • 1. Add your business name and contact details, then the customer's name and the property address.
  • 2. Set an invoice number, the issue date and the due date.
  • 3. Add one line per surface: driveway, siding, deck, fence, patio or roof.
  • 4. Upload your logo if you have one. It is kept in this browser and prints on the document.
  • 5. For square-foot pricing, enter the square footage as the quantity and your rate per square foot as the price.
  • 6. Add sealant, stain or cleaning chemicals as materials lines, and mark them taxable if your state requires it.
  • 7. Add a discount line for bundles or repeat customers, and enter your tax rate.
  • 8. Add your payment terms in the notes, review the preview, then Print or Save as PDF.

What to include on a pressure washing invoice

Pressure washing results are obvious to the eye, but the price behind them is not. Break the job down so the customer can connect every dollar to a clean surface.

  • Each surface and its size: "Driveway, 800 sq ft" tells the customer far more than "Exterior cleaning."
  • The method used, such as high-pressure surface cleaning for concrete or low-pressure soft washing for siding and roofs.
  • Chemicals and products, especially sealants and stains, which often cost more than customers expect.
  • Water access: note if you used the customer's spigot or brought your own water, and any charge for hauling water.
  • Before and after photos: mention that you took them and share them with the invoice, as they settle most "was it really that dirty?" questions.
  • Any stain limits, such as oil or rust that may not come out completely, so expectations are on record.

Pressure washing billing and pricing tips

Most pressure washers price flat surfaces by the square foot and houses by size or story count. Whichever method you use, measure before you quote and put the measurements on the invoice. It is much harder to dispute a price tied to a number both of you can check.

Set a minimum job charge. Loading the trailer, setting up hoses and cleaning up takes the same time whether you wash a small patio or a full driveway, so a minimum keeps tiny jobs worth your while.

Bundles sell well. Offering a discount when the customer adds the deck or the fence to a house wash often turns a single-surface job into a full-day ticket. Show the discount as its own line so the customer sees the savings.

Watch for jobs that change once you start. A driveway can turn out to have deep oil stains that need a degreaser and a second pass, and old paint on a deck may start lifting under pressure. Stop, show the customer, and agree on the added cost or a change in scope before you keep going. Then add the extra treatment as its own line so the final invoice matches the conversation you had on site.

Sealing jobs tie up materials and a second visit after the surface dries. Consider taking a deposit that covers the sealant before you order it. For repeat work, like a yearly house wash or quarterly storefront cleaning, send the invoice the same day you finish so payment stays on a predictable schedule.

Send an estimate before the job, based on your measurements and the surfaces the customer wants cleaned. Once the work is done, send an invoice for the final amount.
